How Much Does a Custom Home Cost in the SF Bay Area in 2026?

If you’re planning a ground-up custom home in the SF Bay Area, cost is almost always the first question, and the hardest to answer with a single number. Here’s how we break it down for our clients.

The biggest cost drivers

Lot conditions. Grading, soil reports, and utility connections vary a lot from one block to the next across the Bay Area. A flat, already-serviced lot is a very different budget than one requiring retaining walls or a new sewer lateral.

Square footage and complexity. Cost per square foot isn’t linear: a home with a lot of roofline changes, custom millwork, or large spans of glass will run higher than a simpler rectangular footprint at the same size.

Finish level. This is where budgets swing the most. Cabinetry, flooring, fixtures, and appliances can move a budget more than almost any other category, so decide your priorities early.

Permitting timelines. Every Bay Area city has its own review process. Permitting commonly takes 6 to 12 months, depending on how quickly your city’s permit office processes plans. Longer permitting doesn’t just delay move-in. It adds carrying costs.

A rough range

For a well-built custom home in this market, projects typically fall somewhere between $400 and $1,000 per square foot. Where you land depends on the complexity of the project, the quality of the materials, and market rates for materials and labor.

Getting an accurate number

The only way to get a real number for your project is a site walk and a conversation about priorities. If you’re considering a custom build in the Bay Area, reach out and we’ll walk your lot with you.
