How Much Does a Custom Home Cost on the Peninsula in 2026?

If you’re planning a ground-up custom home on the Peninsula, cost is almost always the first question, and the hardest to answer with a single number. Here’s how we break it down for clients in Palo Alto, Menlo Park, Redwood City, and the surrounding area.

The biggest cost drivers

Lot conditions. Grading, soil reports, and utility connections vary a lot block to block on the Peninsula. A flat, already-serviced lot is a very different budget than one requiring retaining walls or a new sewer lateral.

Square footage and complexity. Cost per square foot isn’t linear: a home with a lot of roofline changes, custom millwork, or large spans of glass will run higher than a simpler rectangular footprint at the same size.

Finish level. This is where budgets swing the most. Mid-range and high-end finish packages can differ by $150–$300 per square foot on cabinetry, flooring, and fixtures alone.

Permitting timelines. Every city on the Peninsula has its own review process. Longer permitting doesn’t just delay move-in. It adds carrying costs.

A rough range

For a well-built custom home in this market, most of our clients land somewhere in the $700–$1,100 per square foot range, all-in, once site work, permitting, and a realistic finish package are included. Ultra-high-end finishes or difficult lots can push higher.

Getting an accurate number

The only way to get a real number for your project is a site walk and a conversation about priorities. If you’re considering a custom build in the Peninsula area, reach out and we’ll walk your lot with you.
